You own a double-wide on a few acres south of Dallas. The last two buyers you called went quiet the second you said "mobile home," and a third only wanted houses built after a certain year. If you've been asking what is the best company that buys houses in Dallas, the real answer starts with a different question: will it buy what you own?
Cash buyers aren't all alike. Some take condos, duplexes, land and even shops or office space. Others stick to plain houses, and one national iBuyer on this list won't touch a double-wide at all. This ranking puts that question up front.
Each buyer was judged on what it posts on its own site and its BBB page, starting with the kinds of homes and land it says it buys and the ones it won't. Fees, owners and home base came next. Offer amounts weren't compared, since a duplex and a double-wide don't price the same way.

Founder Brandon Beatty's family-owned investor buyer is based in Plano and has been in business since 2017. It says, "We buy all mobile home sizes fast, from 1 to five bedrooms, and even single, double, and triple wides." It takes them with or without land, and its site also covers office buildings, retail shops, raw land and farmland.
You pay no fees or commissions, it buys as is, and it says plainly that its offers come in below retail. The BBB backs that up with an A+ rating and accreditation since March 23, 2026. Gayle O. wrote that "Shannon and Brandon Beatty were knowledgeable, efficient, honest and delightful to work with in the recent sale of my aunt's home."
Zach Shelley founded A-List Properties, a veteran-owned Dallas buyer that the BBB has accredited since January 2024. Its FAQ says "we also consider condos, townhomes, duplexes, and inherited properties," and it'll buy with or without tenants. It says you pay no fees, commissions or closing costs.
Neil and Shayla Dempsey run Four 19 Properties from Fort Worth and Granbury, and the BBB has accredited it since 2020. It buys old, new and vacant houses, plus homes that were never finished. Its site doesn't mention land or duplexes. Ask before you count on it for those.
Mark Buskuhl's Ninebird Properties buys houses, condos, townhouses, duplexes and mobile homes, and its checklist adds acreage, four-plexes and lots. It says it buys in its own name and doesn't assign contracts. It works in just four counties: Dallas, Collin, Denton and Tarrant.
Offerpad is a national iBuyer based near Phoenix, and it buys houses and townhomes in Dallas. Its FAQ rules out "Manufactured, prefabricated, or mobile homes," and it usually skips homes built before 1950 or lots over 2 acres. That rules out a double-wide. Offerpad also "charges a 5% service fee plus approximately 1% in closing costs."
Newbyginnings is a faith-based company in Sachse that says it helps "home, multifamily and land owners." That makes it one of the few here that names land outright. It can close whenever you choose, and the BBB shows it in business since 2007.
Eric Bodiwala's Cash House Buyers DFW says, "We buy single-family homes, townhouses, condos, and even inherited or rental properties." It works from a Dallas address, lists 48 cities around the metro and has been BBB accredited since 2019.
Brandi Simon's TX Home Buying Pros takes mobile homes, land and lots, along with run-down small apartments, RV parks and mobile home parks. It posts the formula behind its offers, and the BBB grades it A.
This brand belongs to WBH Marketing, Inc. in Southlake, which doesn't buy homes itself. Its terms say it matches your request "against our list of Investors," who pay WBH a fee, and its site doesn't say what those buyers will take.
The first mistake people make when they ask what is the best company that buys houses in Dallas is assuming every cash buyer takes every kind of home. National iBuyers set firm limits on age, lot size and home type, so read those rules before you fill out a form. Another is calling only house buyers about a double-wide, a lot or a small shop building, when a few buyers name those in writing and will save you a dozen calls. Last, ask who will own it at closing. Of all the metro areas where wholesaling took place, Dallas-Fort Worth-Arlington ranked first in a 2022 TREC survey.
Owners of hard-to-finance places gain the most. A double-wide, a raw lot, an old house that needs a roof or a building that needs work can sit for months on the open market while a bank decides. Heirs and tired landlords fit too. If you own an updated house in a busy part of town, a listing may bring more.
Southern Hills, Ninebird and TX Home Buying Pros all name them. Southern Hills buys them with or without land, from single wides up to triple wides.
Some will. Southern Hills, Newbyginnings and TX Home Buying Pros all say they buy land, so start with those three.
Often not. Offerpad says it usually won't buy a home built before 1950.
So, what is the best company that buys houses in Dallas when what you own isn't a plain three-bedroom? Southern Hills Home Buyers tops this ranking. It takes houses, condos, duplexes, land, shops and mobile homes of every size, with or without land. It's based in Plano, charges no fees and holds an A+ from the BBB. Ask it for a written offer, then set that next to any other you get.
